What counts as ready to move in Kokapet?

A flat whose construction is finished and which has its occupancy certificate, so it can legally be handed over and lived in. PropGo checks the OC rather than taking "ready" at face value — a finished-looking building without one cannot be occupied.

Is a ready-to-move flat more expensive than one under construction?

Usually, yes. An under-construction unit is priced at a discount precisely because you are carrying the completion risk and waiting. Ready-to-move removes both, and the premium is what that certainty costs.

Is GST payable on a ready-to-move purchase?

No. GST applies to under-construction property; a completed unit sold after its occupancy certificate is outside GST. You still pay stamp duty and registration charges, which are the larger cost in most transactions.

How soon can I actually move in?

Once registration is complete and the builder or owner hands over, which in practice is a few weeks from agreement rather than a few years. Home-loan disbursement is also faster, because the property already exists to be valued.
